The Uttar Pradesh Housing and Development Council (UPAVP) has successfully completed the e-auction of two major group housing plots in Ghaziabad’s prestigious Vasundhara scheme. The auction, held on September 30, saw fierce competition among real estate companies, resulting in a total revenue of ₹876 crore for the council.
These plots, located in Vasundhara, one of Ghaziabad’s most preferred residential areas, proved to be a goldmine for the real estate sector.
The first plot (No. 7/GH-1, Corner) has an area of 39,489 square meters. Its reserve price was ₹152,091 per square meter, but Khatu Shyam Buildcon Private Limited secured it with the highest bid of ₹152,991 per square meter. This bid topped three competing bidders.
The second plot (No. 7/GH-3) has an area of 15,505 square meters, with a reserve price set at ₹138,264 per square meter. A fierce battle ensued between two bidders, with BRV Estate LLP winning it with a record bid of ₹175,814 per square meter. This bid was significantly above the reserve rate, indicating the area’s growing demand.

The ₹876 crore revenue from these two plots is proving to be a milestone for UPAVP. This amount will be useful for new projects under state government housing schemes, such as the Pradhan Mantri Awas Yojana (PMAY). The Vasundhara scheme is already popular in the Delhi-NCR region, and these auctions will further strengthen the infrastructure here.
UPAVP is set to hold another major e-auction on October 18, 2025, which will include vacant residential plots in major cities like Lucknow, Meerut, Agra, Bareilly, Varanasi, Gorakhpur, Kanpur, Moradabad, Prayagraj, Barabanki, Ayodhya, Saharanpur, and Ghaziabad. These will include plots for EWS (Economically Weaker Section), LIG (Low Income Group), MIG (Middle Income Group), HIG (High Income Group), as well as undeveloped plots.
Non-residential properties will include large plots in Lucknow’s Awadh Vihar and Vrindavan schemes, and options like hotels, group housing, institutional buildings, and nursing homes in Ghaziabad’s Vasundhara.
A special attraction is the plots reserved for an IT City in Lucknow’s Vrindavan scheme, which will realize the state government’s vision of developing an IT hub. The upcoming auction has a special focus on IT City plots.

UPAVP’s move is expected to not only increase revenue but also take Uttar Pradesh to new heights in the housing sector. Bidders for the October 18 auction must register on UPAVP’s official website.
