Noida and Yamuna Expressway Area Emerging as a Major Foreign Investment Hub

The Noida and Yamuna Expressway area of Delhi NCR is no longer just a real estate market but is emerging as a major hub for foreign investment. According to the latest report ‘Noida Runway for Growth’ by property consultant firm Cushman & Wakefield, there are plans to establish dedicated Japanese and Korean industrial towns near the Noida International Airport. This move is set to completely transform the economic and real estate direction of the region.

Business Districts Being Developed

According to the Cushman & Wakefield report, dedicated business districts are being developed under the Yamuna Expressway Industrial Development Authority (YEIDA).

City to Span 395 Hectares

The Japanese city is planned in Sector 5A, which will span approximately 395 hectares. Meanwhile, the Korean city will be built in Sector 4A, extending over 365 hectares.

City Location is Key

The most attractive aspect for investors is the location of these cities. Both these sectors are located just 10 kilometers from the Jewar Airport.

Reason Foreign Companies Will Set Up Units

Cushman & Wakefield’s analysis indicates that direct connectivity to Delhi and the multimodal logistics hub will encourage foreign companies to establish their units here.

Fintech City Designed

Not just Japanese and Korean cities, but to attract foreign and institutional investment, a Fintech City along with clusters for apparel, toys, and medical devices have also been designed in Noida.

“Announcements by companies like Denso Corporation (Japan) and Foxconn (Taiwan) indicate that this area is becoming a major regional manufacturing and knowledge hub.”

According to the Cushman & Wakefield report, connectivity via the airport, expressway, rapid rail, and metro will facilitate the movement of goods and people for foreign investors, making this area an investment hotspot. According to the Cushman & Wakefield report, new home launches in Noida-Greater Noida have increased by 54 percent due to the Jewar Airport. Additionally, 10,242 units were launched in Gautam Buddha Nagar (Noida, Greater Noida, and Yamuna Expressway) in the first 9 months of 2025.
