Today, people are not just looking for a house, but for a place where shopping, leisure, and daily amenities are all available together. This is why developers are focusing on new townships with high-street retail.

In today’s era, the mindset of homebuyers is rapidly changing. A flat with just four walls is no longer considered sufficient. People are now seeking projects where all facilities for living, shopping, leisure, and work are available in one place. This is why major real estate developers in the country are now focusing more on residential projects integrated with high-street retail.

The Shifted Focus of Major Developers

Renowned developers like DLF, Hero Realty, M3M, Tribeca, and Central Park are now developing not just homes, but entire lifestyles. Retail stores, cafes, restaurants, office spaces, and entertainment zones are being incorporated within the same complex, so people don’t have to go out for their daily needs.

Trend Growing Rapidly in Delhi-NCR

Citing a report by real estate consultancy JLL, The Economic Times reported that in major cities, about 35% of residential demand now comes from such projects where retail, office, and residential amenities coexist. This trend is growing rapidly in areas like Gurugram, Noida, and Delhi.

“Today’s buyers don’t just want a house, they want a complete lifestyle. Concepts like walk-to-work and walk-to-shop are becoming the new identity of cities,” said Aakash Ohri, Managing Director of DLF.

The company is now launching a similar project in Delhi’s Moti Nagar, where 4,000 families already reside.

Large Projects and Heavy Investment

Whether it’s Hero Realty’s Dwarka Expressway project or Tribeca’s luxury development in Pune, all of these give prime space to high-street retail. Tribeca’s project is being developed with nearly 300,000 square feet of retail space, which will include open-air shopping zones alongside residential towers.

Real estate experts believe such projects are also strong from an investment perspective because they have higher footfall and the value of retail space remains sustained for a long time.

A report by Cushman & Wakefield indicates that integrated retail leasing in Delhi NCR has increased by 25%. M3M has also purchased mixed-use plots in Noida.

Why is Demand Increasing?

According to experts, people now want homes where they don’t have to wander outside for their daily needs. Increasing traffic, lack of time, and the desire for a better lifestyle have given integrated living a new identity.

“Today’s homebuyer doesn’t just want a house, but a complete life experience where work, shopping, and entertainment are all available in one place,” said Ashish Jerath, President of Smartworld Developers.
